Market Evaluation & Analysis – NRE first analyzes your market to identify market costs and performance levels for development, construction and rent/occupancy levels. If you’re considering a medical office building, we’ll even identify complimentary users for the proposed space.
Site Selection & Acquisition – NRE works closely with local real estate brokers and land owners to determine location, site availability, fair market value and we’ll negotiate the final purchase for you.
Development Team Assembly - NRE will identify and qualify a team ideally suited for your development including a project director, architects, engineers, a general contractor and financial sources.
Design Oversight – NRE will work with the architects to coordinate the design specific to the medical specialties of the physicians involved. Key factors will be considered including physician access, patient flow, environmental controls, case loads and staffing requirements to properly support the medical services you provide.
Construction Cost & Schedule Management – NRE will work with the general contractor to ensure complete understanding of both owner and developer expectations for maintaining and delivering the building on-time and on-budget.
Coordination of Project Financing – NRE will identify and obtain all construction and permanent financing and, if required, will assist in identifying additional equity sources to meet project financing needs, including investing as a partner.
Legal Resources–NRE has access to experienced legal resources to ensure the project ownership structure and all related development transactions are in compliance with US Healthcare Regulations. These legal resources stand ready to coordinate the issuance of a Private Placement Memoranda for forming and investing in the new ownership entity.
Property Management – NRE will provide property management services including financial management and reporting, leasing management for multi-tenant build-outs and on-going facility management of landscape, janitorial and building maintenance. |
